Mortgage advice

Finding the right mortgage is one of the most significant financial decisions you will make. We provide professional, personalised advice to help you navigate the complexities of securing finance for your home. We have access to a wide range of first charge mortgages from a panel of lenders to suit a wide variety of circumstances and needs.

Mortgage guidance for first-time buyers

Taking your first step onto the property ladder, or even planning your next move, can be a complicated process. That’s why we provide guidance to help you prepare for the mortgage application process long before you’ve found the perfect house.

We begin by advising you on key elements like deposit requirements and providing guidance on proactively addressing any potential credit issues that could affect your eligibility.

For first-time buyers, our approach is straightforward and jargon-free, designed to demystify the process for those who feel confused or intimidated. Our goal is to ensure you feel fully supported and confident from the very beginning, and we’re always happy to answer any questions you might have: there’s no such thing as a silly question!

Switching mortgage deals and securing your new rate

As you approach the end of your current mortgage deal, it’s important to secure a new rate that aligns with your financial goals.

We handle the entire remortgaging process for you, including comparing an array of options available across the market to find the most suitable deal. Our service involves a detailed comparison of products, ensuring you don't automatically roll onto a potentially expensive standard variable rate.

If we find that your existing lender offers the best available deal for your circumstances, we’ll let you know. In these instances, we do not charge a fee for our advice.

Long-term financial security

Beyond securing the mortgage itself, we help you build a robust financial plan to protect your home and future. Taking on a large liability like a mortgage makes adequate planning essential. We look at your complete financial picture to mitigate potential risks and secure your long-term security.

Protection: We advise clients on setting up adequate protection, such as life cover and income protection. This step helps to prevent financial vulnerability for you and your family should you be unable to work due to illness or in the event of your death.

Equity release and lifetime mortgages: For clients who are 'property rich but cash poor', our specialist adviser Laura is qualified to advise on equity release, also known as a lifetime mortgage. This product is designed specifically for older individuals, allowing them to release funds tied up in their property without the requirement of making monthly repayments.

A lifetime mortgage is a loan secured against your home. It will reduce the value of your estate and may affect your entitlement to means-tested benefits.

What to expect

We’ll invite you to meet with us at our office in Doncaster to talk through your plans. We’ll begin by getting a clear picture of your financial position, including the deposit you have available, income and outgoings, the value of properties you’re considering and your future plans.

It’s helpful if you bring details of your income, current liabilities, bank accounts, and personal details such as your National Insurance number to the first meeting. We’ll provide a checklist so you know exactly what to bring, and you’ll be sent an expenditure form to fill out ahead of time. Don’t worry if you haven’t got all of this information to hand at the first meeting; bring what you have and we can help you gather the rest.

If you’re a first-time buyer, you might find it helpful to bring your parents along to the initial consultation, and we’re happy to accommodate this.

Following our meeting, we’ll research the options available from our panel of lenders to find a suitable mortgage. We’ll then sit down together to explain our recommendation and, once you’re happy to proceed, we’ll submit the application for you. Once we’ve secured your product, we provide end-to-end management, including liaising with both the lender and the solicitor on your behalf.

Your home may be repossessed if you do not keep up repayments on your mortgage.
